Sandra Rafferty has worked in Calgary real estate since 1998 and has been the Broker/Owner of Greater Calgary Real Estate since 2005. Throughout her career, she has participated in more than 1,000 real estate transactions through her personal and team sales while leading a brokerage that has facilitated thousands of transactions across Calgary and surrounding communities.

Sandra remains an active REALTOR®, which keeps her directly connected to the market and to the situations Greater Calgary Real Estate REALTORS® and their clients encounter every day. As Broker, she oversees brokerage operations, transaction review, risk management, compliance, agent training and professional development.

Experience Behind the Brokerage

Sandra's experience includes residential resale homes, condominiums, new home purchases, investment properties, estate-related sales, senior transitions and complex real estate transactions.

Her transaction experience has included Powers of Attorney, Dower considerations, Survivorship Applications, estates and executors, corporate buyers and sellers, judicial sales, foreclosure and bank-owned properties, leasehold interests, multi-owner transactions and multi-family properties. She also has experience with investment property analysis, including operating statements, APODs and pro forma financial projections.

Having personally participated in more than 1,000 transactions and reviewed and supported thousands more as a broker, Sandra brings both a REALTOR® and brokerage perspective to contracts, negotiations, compliance, risk management and transaction issues.

Her career has spanned very different Calgary real estate markets, including the 2008 financial crisis, the 2015 oil downturn, the market changes following the COVID-19 pandemic and the significant population and housing shifts Calgary has experienced since.

Experience doesn't mean every transaction is predictable. It means knowing when to ask more questions, where to look for answers and when another professional needs to be involved.

Sandra's role is to make sure that support is there.

She works with Greater Calgary Real Estate REALTORS® on contracts, transaction questions, regulatory requirements, risk management and unusual situations that arise in the course of doing business. She also develops training, systems and practical resources to help REALTORS® navigate an increasingly complex industry.

Sandra has contributed to industry education through professional training initiatives and presentations for Alberta REALTORS®, sharing practical knowledge in transaction management, systems, compliance and real estate business operations.
